RED LEGENDS RETAIL DEVELOPMENT – CITY OF SPARKS, NEVADA
For the past five years, RSG has provided financial consulting services to the City of Sparks for the RED Development/Legends at Sparks development. The development consists of over 1.2 million square feet of retail and entertainment uses, which were completed in 2009. RSG performed tax increment projections, market analysis, and pro forma review for the City in relation to the issuance of nearly $20 million in tax allocation bonds, as well as STAR (Sales Tax Anticipated Revenue) Bonds related to the development. RSG’s projections have included analysis of abatement amounts related to the project, which make up the vast majority of the property tax abatement in the City’s Redevelopment Area 2.
