For the last ten years, RSG has worked with the City of Lake Forest and the Lake Forest Redevelopment Agency (“Agency”) providing a variety of consulting services. RSG has prepared, and annually updates, tax increment projections to estimate the property tax revenue that will be available to the Agency from the El Toro Redevelopment Project Area. Additionally, RSG computes the amounts of property tax increment due to those taxing agencies for which the Agency has entered into tax sharing agreements. RSG prepares and updates revenue projections for the Agency’s five-year cash flow that outlines expected revenue and expenditures within the five year period. RSG also assists the Agency with real estate analysis for both commercial and residential properties. RSG has assisted the City with deal structuring, pro forma review, housing policy, financial analyses, and property acquisition.
