COPPER CANYON MARKET STUDY – CITY OF SPARKS, NEVADA
Recently, a developer approached the City of Sparks requesting that the City establish a tax increment area for the purposes of financing infrastructure for a planned 12 million square foot business park in the east side of the City. Given the development build-out and absorption assumptions, the City decided to retain RSG to independently validate demand for this development in early 2010. Because the product type was somewhat unique to the region and was targeting corporations outside the trade area, RSG had to employ a number of different techniques to measure the potential capture of square footage if the project was developed. RSG preliminarily concluded that the project would be very speculative and that absorption would be much lower than what the developer anticipated.
