VALUATION ESTIMATE FOR LONG-TERM GROUND LEASE


RSG calculated the value of a long-term retail ground lease for a City-owned, freeway visible commercial property at various lease terms.  This analysis identified the minimum lease rate threshold that would provide more benefit under a lease vs. the sale of the property.  RSG researched comparable ground leases of other public agencies in Los Angeles County and the region.
