ECONOMIC AND VALUE ENHANCEMENT ANALYSIS


RSG was retained to provide multiple analyses to the City of Santa Monica related to the redevelopment of an existing 2.8-acre site containing approximately 79,000 square feet of small business park to a mixed-use project (office, retail and multi-family residential) comprised of approximately 304,368 square feet.  Specifically, the analysis was focused on the fiscal/economic impact on the community as a result of the project, as well as a value enhancement/financial feasibility study to determine the added community value of the project.  Specific tasks completed during these analyses involved:

·         Real estate and market research

·         Proforma analysis

·         Development of financial model calculating costs and revenues resulting from the project
